The Challange

Block B at Ayton House had failed. Active water ingress was severe enough to force a full decant of student residents. The brief: reinstate the roof, lift the thermal performance, and do it fast enough to get students back into their accommodation with minimum disruption.

The Solution

RML mobilised within days. Senior Project Manager Ian Gordon led the job from condition survey through to handover, running a four-week programme with daily progress updates to Ayton House management. Full roof replacement resolved the water ingress; an integrated thermal upgrade lifted building energy performance in the same visit. Single point of accountability, in-house teams, no surprises.

  • Strip & Make Safe Removal of failed roof coverings to address active water ingress.
