Introduction

RML Roofing Contractor delivered a comprehensive £225k roof refurbishment to a commercial office building over a 26-week programme. Works combined a high-performance Proteus Pro-Cold liquid waterproofing system, traditional lime-mortar parapet repairs, full leadwork renewal, lightning-protection adaptation and the installation of a certified mansafe access system — all delivered while the office below remained fully operational.

Scope Of Works

  • Preparation of existing roof substrates including cleaning and localised removal of defective materials
  • Localised repairs to existing roof coverings to retain serviceable areas
  • Installation of the Proteus Pro-Cold liquid-applied waterproofing system to designated roof areas
  • Repairs to stonework parapets using appropriate lime-based mortars
  • Installation and replacement of lead flashings at abutments and interfaces
  • Modification and adaptation of the existing lightning protection system to suit the new build-up
  • Installation of a new fixed-line mansafe access system to facilitate safe maintenance access
  • Formation of designated safe access routes and walkways where required
  • All associated detailing, upstands, terminations and making-good works

Key Challenges

Delivering this multi-discipline refurbishment to a commercial office building required:

Our Approach

Through detailed planning and close communication with the client, works were carefully sequenced to maintain weather-tight cover progression while specialist trades were brought in without overlap. RML's manufacturer-approved operatives delivered the Proteus Pro-Cold system, while in-house
teams managed the lime-mortar parapet repairs and leadwork. The lightning protection adaptation and mansafe certification were coordinated with accredited third-party engineers and signed off as part of project handover.

Outcome

The project was delivered on time and on budget to an exceptionally high standard. The new Proteus Pro-Cold system provides a 25+ year design life with full manufacturer-backed warranty, the heritage parapets have been stabilised with breathable lime-based repairs, and the certified mansafe system has transformed future maintenance access from a planning exercise into a routine task. The building remained fully operational throughout the 26-week programme.
