Introduction
RML were appointed by i2i by Citipost to address persistent water ingress at the William Hill premises on Castle Street, Edgeley. A full rooftop survey confirmed the recovery board to the low-level roof was fully saturated. Overlay was discounted. RML stripped both high and low level roofs back to the metal deck, installed a new warm roof build-up, and finished with a two-layer torch-on felt system across approximately 250m2 — all while the betting shop below stayed open.
The Challange
The existing waterproofing across both high and low level flat roofs had failed. The recovery board on the low level roof was drenched — trapped
moisture compromising thermal performance and ongoing risk of water ingress into a live trading premises below. An overlay solution was unreliable
given the extent of saturation. The brief: strip and re-cover in full, reinstate a warm roof to the required U-value, coordinate access across both roof levels, and keep disruption to the William Hill shop below to a minimum.
The Solution
RML stripped both roof areas back to the profiled metal deck, removing all wet and saturated materials in accordance with waste regulations. A new
vapour control layer was installed where required to prevent future interstitial condensation, followed by new insulation specified to hit the required U-value and a fully-bonded two-layer torch-on felt system (underlay plus mineral capsheet) finished to manufacturer guidance. All upstands, terminations, penetrations and perimeter details were reformed, with outlets and gutters cleared and water-run checks completed on handover. MEWP and scaffold access was deployed across the high and low level areas with full edge protection in accordance with HSE and CDM 2015 requirements. A working Foreman ran the site day-to-day with Contracts Department oversight on programme, deliveries, waste and safety.
