Most commercial roofs are designed to keep weather out. A leisure centre roof has to do that too, but it’s also fighting a battle from underneath — one of the most aggressive internal environments any UK commercial roof has to withstand. Pool halls generate constant high humidity and airborne chlorine by-products that will attack a poorly specified roof structure from the inside long before UK weather gets a chance to attack it from the outside.

This is why leisure centre roofing gets specified differently from a retail unit or warehouse of the same size, and why getting it wrong is a much bigger problem than a standard commercial re-roof.

Why pool halls are such a hostile environment for a roof

A heated indoor pool constantly evaporates water into the air above it, and modern leisure pools — with wave machines, flumes, and other water features — evaporate considerably more than a plain rectangular tank ever did. Pool hall humidity needs to be actively controlled, typically kept between 55% and 65% relative humidity, because above that range condensation starts forming on any surface cooler than the surrounding air — including, critically, the underside of the roof structure.

The chlorine used to disinfect the water compounds the problem. It reacts with contaminants introduced by swimmers to form chloramines, which off-gas into the pool hall atmosphere. Chloramines are corrosive to metal, and the air temperature in a pool hall is deliberately held around 1°C above the water temperature specifically for swimmer comfort — a combination of heat and chlorine-laden moisture that accelerates corrosion far faster than a normal internal environment would. Stainless steel components near pool hall ceilings have been documented failing from stress corrosion cracking caused by exactly this mechanism: chlorine-containing vapour condensing on cooler surfaces near the roof, drying out, and building up increasingly aggressive concentrations through repeated cycles.

The two failure modes that matter

Surface condensation happens inside the pool hall itself — moisture-laden air meeting a cold surface and condensing visibly, sometimes as a fine mist in extreme cases. This is primarily managed through ventilation and dehumidification, but the building fabric still has a role to play: warmer internal surfaces reduce the risk, which is why roof insulation and detailing matter even before considering waterproofing.

Interstitial condensation is the more serious risk for the roof structure specifically. This is condensation forming inside the roof build-up itself, where warm, humid pool hall air has migrated up into the roof void and met a cold surface it can’t be seen or easily monitored. Left unmanaged, it saturates insulation, corrodes fixings and structural steelwork, and can compromise the roof deck over time — and because it’s invisible from both above and below, it can be doing serious damage for years before it shows up as a visible failure.

The building fabric response to this is different from a standard commercial roof. Warm-deck roof constructions — where insulation sits above the structural deck and vapour control layer, keeping the deck itself warm and above dew point — are the standard specification precisely because they minimise the risk of interstitial condensation forming within the structure. A cold-deck approach, common on simpler commercial buildings, is generally unsuitable for a pool hall roof because it leaves the structural deck exposed to the risk of condensation forming directly on it.

What this means for specification and maintenance

  • Vapour control matters more here than almost anywhere else in commercial roofing. A continuous, well-detailed vapour control layer on the warm side of the insulation is not optional — it’s the primary defence against interstitial condensation, and poor detailing at penetrations, rooflights, and junctions is where most failures originate.
  • Fixings and metal components need corrosion-resistant specification. Standard fixings that would be perfectly adequate on a retail unit can fail prematurely in a pool hall roof void due to chloramine exposure, particularly near ceiling level where vapour concentration tends to be highest.
  • Ventilation design and roof design are not separate decisions. The mechanical ventilation and dehumidification strategy for the pool hall directly affects the condensation risk the roof has to manage — the two need to be considered together, not specified in isolation by different trades.
  • Ongoing inspection should specifically check for signs of interstitial moisture, not just surface weathering. Because this failure mode is invisible until advanced, periodic condition surveys that include moisture testing are worth the modest additional cost, particularly on older leisure buildings where original vapour control detailing may not meet current standards.

Why this matters for facilities managers

Leisure centres are often run on tight public-sector or trust budgets, which makes premature roof failure a genuinely painful problem — a roof that fails after 15 years instead of 30 because of poorly managed condensation isn’t just an unplanned capital cost, it can mean pool closures, disrupted community services, and emergency repair costs at short notice. Specifying and maintaining the roof correctly from the outset is considerably cheaper than dealing with the consequences of getting it wrong.

A leisure centre roof that’s performing well is invisible in exactly the way a good roof always is. The difference is that on this building type, “performing well” means actively managing a hostile internal environment every single day, not just keeping British weather on the outside where it belongs.
