Land Remediation Relief & Asbestos Roof Removal

Many commercial and industrial properties across the UK still contain asbestos roofing materials — particularly old corrugated cement sheets or roof tiles. When these materials need to be safely removed and replaced, the associated costs can be eligible for Land Remediation Relief (LRR) under HMRC’s Corporation Tax Act.

At RMLFS, we specialise in commercial roof replacements, including the safe removal and disposal of asbestos-containing materials (ACMs). Our team supports clients and their tax advisers in providing the documentation needed to support LRR claims.

Land Remediation Relief

What is Land Remediation Relief (LRR)?

Land Remediation Relief (LRR) is a UK tax incentive that enables companies to claim up to 150% tax relief on qualifying costs incurred in cleaning up contaminated or derelict land and buildings. In the context of roofing, this relief may apply to asbestos removal and replacement where the building was acquired in a contaminated state (i.e. asbestos was present prior to purchase) and the removal work is necessary to make the property safe for use or redevelopment. The relief is available to companies subject to Corporation Tax under Part 14 of the Corporation Tax Act 2009 (CTA 2009).

Our Role in the Process

We provide an end-to-end service that ensures every stage of the asbestos removal and roof replacement process is carried out safely, efficiently, and fully compliant — while also maximising the potential for Land Remediation Relief claims.

  • Survey coordination and removal planning in line with HSE CAR 2012 regulations
  • Licensed asbestos removal and disposal (via approved partners)
  • Roof replacement works using compliant modern systems (steel, composite, or built-up)
  • Detailed cost breakdowns and documentation to support your Land Remediation Relief claim
  • Collaboration with tax specialists or accountants to ensure qualifying evidence is clear

Example Scenario

A client purchases a 1970s warehouse containing asbestos cement roof sheeting. RMLFS carries out safe removal and installs a new composite panel roof.

Because the asbestos was pre-existing and removal was necessary to make the building usable, the costs may qualify for 150% tax relief under HMRC Land Remediation Relief (CTA 2009, Part 14).
