Introduction

Phoenix House in Wirral is a substantial heritage period property with several distinct roof types across the main house, an adjoining cottage and a rear single-storey wing. RML delivered a full multi-trade restoration of the building envelope — new clay tile and stone roof coverings, renewed leadwork, masonry repointing, timber shingle repairs, chimney maintenance and new rainwater goods — reinstating a weathertight, character-correct roof built to last.

The Challenge

Phoenix House had reached the point where patching was no longer an option. Several different roof types — a stone roof to the main house, clay
tiles over the cottage and rear wing, and felt-covered flat roofs to three bay windows — had all deteriorated, alongside failing leadwork, spalled masonry, damaged timber-hung shingles and blocked rainwater goods. As a heritage property, every element of the restoration had to protect the building’s original character, using matching materials and traditional detailing throughout.

The Solution

RML mobilised a single multi-trade team to restore the whole envelope in one coordinated programme. Each roof was given its own tailored specification: heritage clay tiles fixed to every course over new treated battens across the cottage and rear wing; the stone roof verges raked out, lifted and rebedded; and new three-layer built-up felt systems to the bay windows. New Code 4 to Code 6 leadwork was formed to valleys, hips and abutments; masonry was repointed in colour-matched lime mortar; damaged timber shingles were replaced, preservative-treated and decorated; chimney stacks were repaired; and fascias, soffits, skylights and rainwater goods were renewed. One point of accountability, traditional detailing throughout, and a heritage building made weathertight for decades to come.
