Project Overview

We were appointed to deliver a comprehensive roof and external envelope refurbishment at Premier Inn Hinckley, covering approximately 1,900 m² of roof area. The objective was to replace the existing, end-of-life roofing system with a modern, high-performance solution, while improving ventilation, weather resistance, and long-term durability across the building.

Site Setup & Management

A full site compound was established to support the works, including designated welfare facilities, material storage areas, and controlled access points. A telehandler and qualified driver were in constant attendance to manage the safe and efficient movement of materials to roof level, significantly improving productivity and reducing manual handling risks.

A dedicated site manager was present on site daily to coordinate labour, manage health and safety compliance, and liaise with hotel management. The project manager carried out frequent site visits, attending a minimum of three times per week, ensuring programme adherence, quality control, and clear communication with all stakeholders throughout the duration of the works.

Scope of Works

  • The existing Cambrian slate roof covering was fully stripped across all main roof areas
  • A new breathable roofing system was installed, including a high-performance membrane and treated timber battens
  • New Tapco slates were installed in full compliance with manufacturer guidelines
  • Tiled air vents were installed above every guest room to improve roof ventilation and reduce condensation risk
  • Upper roof bays were stripped back and refurbished with a new breathable membrane and cladding
  • Integrated insect mesh was installed to allow airflow while preventing pest ingress
  • All existing fascias, soffits, and guttering were removed and replaced with new systems
  • New rainwater goods were installed to correct falls, improving performance and delivering a clean, modern external finish

Challenges & Solutions

The project was carried out within a live hotel environment, requiring careful phasing and sequencing to minimise disruption to guests and daily operations. Works were planned to maintain full weather protection at all times, with exposed areas kept to a minimum and closely monitored during periods of adverse weather.

Results
